Local Real Estate Numbers Maintain Strength
Land Title’s January 2016 Market Analysis shows continued strength in the local real estate market.
Real estate dollar volume for January 2016 was $109,003,485. Year-over-year dollar volume was down 25%, but the number of transactions in January 2016, (116) was the exact same number as in January 2015.
While January 2016’s numbers show a 25% decrease in dollar volume from January 2015, they show the second highest dollar volume ever recorded for the month of January. Dollar volume can ratchet up and down significantly within Eagle County due to the transaction of significantly high-value properties (or a lack of such transactions), so it’s an indicator that must be considered in alongside other metrics within the local real estate market.
The Town of Eagle had the most active market in Eagle County in January with 18 transactions, followed by Avon with 17. Nine of the Avon sales were at the newly built Brookside Park Signature Lofts.
The average residential transaction price for January 2016 (not including bank sales) was $946,678 and the median was $540,000. Sales below $1M accounted for 82% of all transactions in January. There was one sale over $4M – a Beaver Creek home that sold for just over $5M with a price per square foot of $1,339.
